B-A-L Germany AG: B-A-L Germany AG receives its first bank loan for portfolio development and the acquisition of residential properties

B-A-L Germany AG has today received a bank loan for the first time in its history. The loan, which is in the mid six-figure euro range, will be used to finance renovation measures on existing residential properties and the acquisition of further residential properties in the Free State of Saxony.

With the provision of this loan, B-A-L Germany AG is receiving external bank financing for the first time, thereby creating an additional basis for the further development of its property portfolio. The conclusion of the financing represents a significant step towards the implementation of the company's strategy.

The parties have agreed not to disclose further details of the loan.

B-A-L Germany specialises in the small-scale acquisition of residential properties in rural regions of Saxony with good transport links and local infrastructure. The strategy envisages positioning the company as a profitable property portfolio holder with a buy-and-build strategy and no pressure to sell. Individual residential properties are acquired at low purchase prices, including from distress sales, enabling sustainably high purchase yields of well over 10% to be achieved. Basic rents below or at the level of the rent index enable the property portfolio to be fully let. The portfolio currently consists of 95 apartments with a total lettable area of 4,662 m²
