The now available preliminary annual financial statements reflect both the profound structural changes within the company and the operational development of its business model.
Strongest Operational Year – Record Acquisition Volume
Despite accounting-related one-off effects, 2025 was the most successful year in the history of HausVorteil AG in operational terms. Particularly noteworthy is the record level achieved in brokered acquisition volume. Both brokerage to external investors and transactions via proprietary structured vehicles (SPVs) increased significantly. This underscores the growing market acceptance of the business model in the equity release real estate segment and the increasing performance capacity of the platform.
Net Loss Driven by One-Off Effects – Accounting Clean-Up of the Past
In fiscal year 2025, HausVorteil AG generated revenues of approximately EUR 1.67 million. At the same time, according to preliminary calculations, the company reports a net loss of around EUR 4.07 million. This result is largely driven by one-off special effects and does not reflect the operational performance of the ongoing business.
At the center of this is the merger completed in 2025 with HausVorteil Service GmbH. As part of this transaction, previously separate operational units were consolidated within HausVorteil AG to achieve clearer structures, higher efficiency, and improved scalability. The accounting impact of this merger resulted in a one-off expense of approximately EUR 2.62 million, reported as a loss from merger and transformation. This effect essentially reflects the cumulative start-up losses of previous years, which have now been consolidated into a single fiscal year as part of the restructuring. In this respect, a significant portion of the reported net loss represents an accounting clean-up of the past.
Despite the net loss, the company's balance sheet structure shows a stable foundation. As of December 31, 2025, total assets amount to approximately EUR 1.83 million, with reported equity of around EUR 1.12 million.
Restructuring Completed – Stock Exchange Listing Executed
Alongside this corporate reorganization, HausVorteil AG achieved another key milestone in 2025: its conversion into a stock corporation and the successful listing in the m:access segment of the Munich Stock Exchange. This step laid the groundwork for improved access to capital markets and significantly increased transparency for investors. The capital market presence also supports the strategic development of the business model, particularly with regard to scaling transaction volume.
Another central component of fiscal year 2025 was a comprehensive restructuring program. This included significant adjustments in personnel, a fundamental overhaul of the cost structure, and a critical review of external service providers. From January to March 2026, revenues of approximately EUR 491 thousand were generated, while the preliminary result amounts to around EUR -39 thousand. The reduced cost base and stabilized revenue development lead to a noticeable improvement compared to the previous year, although certain cost items and ongoing investments continue to impact the result.
Outlook – Solid Basis for the Next Growth Phase
For the full year 2026, HausVorteil AG is generally optimistic. The company expects a further increase in brokered acquisition volume as well as a continued improvement in operational results. The restructuring completed in 2025 is now taking effect and enables more efficient execution of growth.
At the same time, the company notes that further development depends significantly on the availability of suitable financing and placement opportunities. The business model requires continuous refinancing of transactions or their placement with institutional and semi-institutional partners. In this context, the current market environment presents increasing challenges. Geopolitical and macroeconomic conditions are making financing volumes harder to obtain and often available only on terms that are not always economically viable for the business model.
Activities to Expand the Investor Base Intensified
Against this backdrop, HausVorteil AG has intensified its efforts to expand its investor base. With the newly introduced BodoBroker investor newsletter, an additional tool has been created to specifically attract new partners for the brokerage of equity release real estate. The aim is to build a broader investor network beyond traditional financing sources and thereby further increase flexibility in transaction placement.
Another important step to strengthen the financing base was taken on April 1, 2026. HV GenerationsKapital GmbH, a wholly owned subsidiary of HausVorteil AG, issued the bond "HV GenerationsKapital 2026." The funds raised through this bond are intended to be used specifically for acquiring properties brokered via HausVorteil AG. This further strengthens the integration between the brokerage platform and proprietary investment vehicles and establishes an additional building block to secure transaction financing.
