Potsdam (pta009/22.02.2021/07:30) - Deutsche Industrie REIT-AG acquires two production and logistics properties for 12.3 m€ in Schwanewede and Eichstätt in Sale-and-Lease-Back transactions
Deutsche Industrie REIT-AG has acquired a property in Schwanewede (Lower Saxony), located between Bremen and Bremerhaven with good access to the A27 motorway, as part of a Sale-and-Lease-Back transaction. The production and logistics property consists of a total lettable area of around 7,800 m² and a site area of around 17,500 m². The excellent condition of the property as well as the third-party usability of the property are to be positively emphasised. The long-term owner and future tenant of the property is an international automobile manufacturer belonging to a corporate group. The lease agreement was concluded at attractive conditions with a net annual rent of TEUR 360 and a term of 10 years plus a 3 x 5-year extension option. The purchase price amounts to TEUR 4,330, resulting in an initial yield of around 8.3%.
The production and logistics property in Eichstätt (Bavaria), which was also acquired as part of a Sale-and-Lease-Back transaction, is used by a tenant in the industry of development and production of innovative lighting solutions who has been using the location for many years prior. The property is located directly on a supra-regional arterial road with advantageous connections to Ingolstadt, the Audi AG production plant and the A9 motorway. This gives the user decisive production-favorable location advantages. The annual net rent for the property, which comprises approx. 21,430 sqm of usable space and approx. 33,410 sqm of land, will amount to TEUR 864 in the future and was agreed upon with an initial lease term of 10 years plus two further five-year extension options. The purchase price of the acquisition was settled at TEUR 8,000, amounting to a gross initial yield of approximately 10.8%.
