08 February 2021 - Deutsche Industrie REIT AG (ISIN DE000A2G9LL1) acquires two commercial properties in Sonneberg and Rosenheim

The production and logistics property located in Sonneberg (Thuringia) was acquired as part of a sale-and-leaseback transaction. The city of Sonneberg is located in the Franconian south of the federal state of Thuringia directly on the border with Bavaria, is designated as a medium-sized center and is also the district capital of the county of the same name. The property represents the headquarters of a company in the field of injection molding and assembly technology. The company's customer base extends beyond vehicle construction to include a large number of other sectors. As part of the transaction, the property was leased back by the previous owner and user for 15 years plus a further extension option for a one-off period of 5 years. The annual net rent for the total usable space of the property, which measures around 12,060 m², was agreed at EUR 450k. The purchase price amounts to TEUR 3,600, which corresponds to a gross initial yield of around 12.5%.

The research and office building acquired in Rosenheim (Bavaria) represents a significant part of a larger local company location. The city of Rosenheim at the foot of the Alps in the southeast of the federal state of Bavaria currently has a population of around 63,500 and shows a positive population and economic development. The property was already used for many years by a local antenna manufacturer as a research and development department. The previous user of the property was taken over in the last two years by an internationally operating partner company from the mobile communications sector, which would like to continue using the entire usable space of the property for the same rental purpose in the upcoming future. The property has a total usable area of approx. 7,170 m² on a plot of land measuring approx. 7,800 m². The annual net rent is approximately EUR 713 thousand, with the average remaining term of the lease currently amounting to around 3.8 years. The property has sufficient parking space as well as an advantageous connection to the city center and the A8 highway. With an agreed upon purchase price of EUR 7,250 thousand, the resulting gross initial yield amounts to around 9.8%.
