Deutsche Industrie REIT-AG acquires three light industrial properties in Treuenbrietzen, Wittenberg and Eisenach for a total of TEUR 19,360

Deutsche Industrie REIT-AG has acquired a production and logistics site in Treuenbrietzen, south of Berlin with direct access to the federal road B2. The property consists of a total lettable area of around 31,500 m² and a site area of around 134,400 m² and includes numerous production and logistics halls. The property was acquired as part of a Sale-and-Lease-Back transaction. The property is 100% let and is used, among other things, for the production of railway technology, the assembly of components and equipment and for supplier production in the field of electromobility. The property generates a total annual net rent of TEUR 900.The property was acquired at a purchase price of TEUR 10,800, resulting in an initial yield of around 8.3%. 

The production property in Wittenberg was also acquired as part of a Sale-and-Lease-Back transaction. The property has a total lettable area of around 10,300 m² and a site area of around 62,000 m². It is located close to the frequented federal roads B2 and B187 and has supra-regional connections via the motorway A9. The property is being leased back from the long-standing user and former owner, a globally active production company in the field of ventilation and air-conditioning technology. The annual net rent amounts to TEUR 240.The purchase price amounts to TEUR 2,160, generating an initial yield of approximately 11.1%. 

The property in Eisenach is a long-term leased production and logistics property, which is characterised by a location close to the city centre as well as good supra-regional connections due to its proximity to the motorway A4 and various federal roads. The property consists of a total lettable area of approx. 25,000 m² and a plot area of approx. 47,200 m². The tenant of the entire area is an automobile supplier belonging to an international group. The annual net rent amounts to approximately TEUR 700 and is secured for the long term. The property was acquired at a purchase price of TEUR 6,400, so that the initial yield is around 10.9%.

The total annual net rent for the three properties is in total TEUR 1,840 with a weighted average remaining lease term (WALT) of 9.7 years. There are additional extension options for each location.

 

Taking into account the most recent transactions, Deutsche Industrie REIT-AG has pro forma a total portfolio of 84 properties with an annualised total rent of around EUR 55 million and a portfolio value of approximately EUR 660 million.
